The Arizona MLS, AZ MLS and Phoenix MLS are one and the same. They all refer to ARMLS which stands for Arizona Regional Multiple Listing Service. When Realtors list resale real estate for sale all of the homes specifics are entered into the Arizona MLS.
The Arizona MLS has almost 200 fields of data that Realtors hand enter into the Multiple Listing Service. We use an Arizona MLS property profile sheet to collect all of the data pertinent to the home for sale. This data is collected by visual inspection and from the homeowner at the listing appointment. We also collect data from the county recorders office and from the tax assessor.
Before an Arizona realtor enters the data into the Arizona MLS it's his or her job to make sure they have done adequate research. We look for things like the homeowners loan pay-off. We also check to see if there's a second mortgage and to see who holds title. Before entering all of the pertinent data into the Arizona and Phoenix MLS we check to make sure the client signing the Multiple Listing paperwork is authorized to do so.
Another key factor to do before entering information into the Arizona MLS is to run a Comparative Market Analysis or (CMA). We do this to establish an asking price in the AZ MLS. Based on our CMA or comparable solds (comps.) also found in the Arizona MLS and through tax records the asking price is discussed and set with the homeowner.
Before attending the listing appointment the Arizona Realtor already has established an asking price based on their experience and market research learned through the Arizona MLS. Based on this information we prepare a net sheet for the homeowner after allowing for all the expenses derived from the cost to sell. Based on the homeowners equity and current market conditions the homeowner can then decide if they want to use the power of the Arizona MLS and their Realtor to sell their home.
An advantage of the homeowner listing their property in the Arizona MLS is the fact that there are now tens of thousands of other Arizona Realtors that may show and sell the homeowners home. As you can see, the Arizona MLS is a very powerful database used by Arizona Realtors.
